The Site
The site is located adjacent to the settlement boundary of the village of Weston.

Residential development, Weston Village Hall and Green Road are located to the north of the site, the Trent and Mersey Canal and residential development to the west and the A51 to the east. The southern boundary is bound by trees and hedgerows with open fields further beyond. It extends approximately 10.4 hectares (ha) and comprises land that is in use for agricultural purposes.
The Environment Agency Flood Maps confirm that the site is located within Flood Zone 1, the zone with the lowest risk of flooding.
The site is not subject to any environmental designations. There are no statutory designated heritage assets (Scheduled Monuments, Grade I or Grade II Listed Buildings, Conservation Areas, Registered Parks and Gardens or Registered Battlefields) within the site boundary. The Trent and Mersey Conservation Area runs adjacent to the western boundary of the site.
The site is within walking distance of facilities such as Weston Village Hall (c. 4-minutes), the Woolpack Public House (c. 5-minutes), St Andrews CoE Primary School (c.4-minutes) and Weston Methodist Church (c. 3-minute walk).
Public transport links are located along Green Road (within a 5-minute walk of the site) and on the A518 Stafford Road (c. 11-minute walk). Bus services can be accessed from these stops, providing connections to and from Stafford (amongst other places) throughout the day.
